Pinellas Park Approves Magnolia Apartments Mixed-Use PUD
Pinellas Park City Council approved a PUD amendment for Magnolia Apartments, a 32-unit, four-story mixed-use project by QT Construction at 7725 78th St N.

The Pinellas Park City Council approved a major PUD amendment for Magnolia Apartments on October 20, 2026. The mixed-use project at 7725 78th Street North calls for a four-story, 32-unit residential building and a two-story commercial building. QT Construction is the developer.
The 5.98-acre site is partly vacant; the existing 9,700-square-foot M & N Event Hall wedding venue will remain. The L-shaped residential building totals about 59,120 square feet with one- to four-bedroom layouts.
The commercial building doubled from 4,000 to 8,000 square feet under the amendment and gained a second floor. The first floor houses a clubhouse and pool house with an outdoor pool; the second floor contains office, retail and personal services space. A gym is also planned. A 200-space surface lot anchors the site, with a grass lot to the south for overflow parking.
The site was first approved in 2022 for 54 apartments and 4,000 square feet of commercial space, but that approval expired after no work started within six months. In 2024, the council approved a revised plan with 32 units and a one-story, 4,000-square-foot commercial building. The property was rezoned from Heavy Commercial to General Commercial (B-1) with a Mixed Use PUD overlay; the 2022 conditions carry over. No construction timeline was disclosed.
