8-Story Office Building Proposed at 960 Alton Road

An eight-story mixed-use office building is proposed for 930-960 Alton Road in Miami Beach, at the southwest corner of Alton Road and 10th Street. The project totals 134,135 gross square feet on a roughly 0.719-acre site. Philip Levine is developing through Media Holdings 930 LLC and Media Holdings Ltd, with architecture by Arquitectonica.

The 93-foot-8-inch building includes 37,037 square feet of net Class-A office space across Levels 4 through 8, plus 760 square feet of ground-floor retail fronting Alton Road. Four residential-office units on Levels 4 and 5 each pair 1,623 square feet of office with 1,000 square feet of residential. Estimated construction cost: $36 million.

Parking totals 106 spaces across three enclosed pedestal levels, plus 40 bicycle spaces. Amenities include a lobby, coffee bar, conference room, mail room, gym, kitchen, sauna, steam room and lockers. A Level 4 terrace holds a basketball court, padel court and putting green, with a rooftop terrace above. The ground floor is elevated to base flood elevation plus freeboard, with hurricane-impact windows throughout.

The height exceeds the 75-foot limit in the Alton Road Office Development Overlay, requiring a Commission Warrant. The Miami Beach Planning Board reviews the application December 8, 2026, under item PB26-0864. The site sits across from a Whole Foods in South Beach.
