Hilton Miami Beach to Open in Early 2027 at 2000 Park Avenue
The 289-room Hilton Miami Beach, converting five historic buildings at 2000 Park Avenue, is under construction with an early 2027 opening planned.

Hilton Miami Beach, a 289-room hotel, is under construction at 2000 Park Avenue in Miami Beach. The 172,000-square-foot project spans buildings of 3 to 6 stories, with opening anticipated in early 2027. A joint venture of The Chetrit Group, The Jesta Group, and The Lotus Group is developing the property, with architecture by Kobi Karp Architecture & Interior Design.
The project unites five historic buildings dating from 1938 to 1953, designed by Henry Hohauser, L. Murray Dixon, and Albert Anis. Hohauser's 1939 Collins Park Hotel anchors the development; it served as U.S. Army Air Forces housing during World War II. The site suffered a fire in 2012 and sat vacant for years before restoration began.
Construction started in 2015, but delays and cost increases followed. In March 2026, the developers secured a $103 million bridge loan from Peachtree Group to recapitalize and finish construction. The Rinaldi Group lists it as a $58 million project. Earlier plans called for 294 rooms.
Amenities include three pools (one courtyard, two rooftop), a rooftop cocktail bar, a coastal restaurant, and a cafe. The hotel will also offer a 24-hour fitness center, complimentary bicycle rentals, an on-site market, beach access with loungers and towels, and rooftop and outdoor event space.
Hilton is accepting reservations for January 1, 2027 and beyond, with opening anticipated in early 2027.
