44-Unit Mixed-Income Tower Proposed in Sunset Harbour
EOS Wellness Real Estate Miami has filed plans for an 18-story, 44-unit mixed-income condo tower at 1771 West Ave under the Live Local Act.

EOS Wellness Real Estate Miami, LLC has filed plans for an 18-story, 44-unit mixed-income condominium tower at 1771 West Ave in Miami Beach's Sunset Harbour. The project would rise roughly 300 feet to the roof and 325 feet at its highest point. Foster + Partners and ODP are the architects.
It is the second Sunset Harbour tower filed under Florida's Live Local Act. Of the 44 units, 18 are workforce housing for households earning up to 120 percent of AMI, ranging from studios to two-bedrooms. The 26 market-rate condos include units up to four bedrooms. The height uses the Act's tallest-within-one-mile provision.
Plans call for 6,391 square feet of ground-floor commercial space with a restaurant and 117 parking spaces in a multi-level podium. Amenities include multiple pools, a longevity spa, fitness facilities, massage and recovery rooms, and consultation, treatment, physical therapy and aesthetic spaces. Conceptual renderings show light gray, brown and white facades with louvered cladding, floor-to-ceiling glass and bronze mullions.
The developer bought the 25,000-square-foot site for $28.5 million in June 2025. It sits outside any local historic district. The filing is at pre-application stage under file PREAPP26-0641 and has not been reviewed by the City of Miami Beach.
