3-O Real Estate Partners has proposed Ivy Park and The English, a two-tower mixed-use project at 5115 McKinney Ave on the northern edge of Knox-Henderson in Dallas. The $600 million development would bring 153 residential units and a 97-room boutique hotel to a 2.2-acre site along McKinney and Webb Avenues. KPF is architect of record for Ivy Park, and WDG is the architect for The English, with Michael Hsu Office of Architecture as designer.

Ivy Park, the taller tower, would rise 30 stories and 400 feet. Lower floors would hold lobbies, restaurants, and a hotel pool, with residential amenities and a pool and spa on floor three. Floors four through nine would contain the hotel; floors 10 through 30 would hold 63 for-sale condos averaging about 3,000 square feet. Prices are estimated at $2 million to $8 million, with a penthouse at $12 million to $25 million.

The English would stand 20 stories and 240 feet, with roughly 90 condos averaging about 2,100 square feet. A TDLR filing lists the tower at 368,555 square feet and $70 million. Units would be offered for sale or rent depending on market demand. The towers would share an underground garage and a garden green space linking to the Katy Trail.

Current zoning caps height at 240 feet. The project requires city zoning approvals to move forward.
