The Marco Proposed at Dallas North Tollway and US 380 in Prosper
BlackStone Communities has proposed The Marco, a 143-acre mixed-use village in Prosper with up to 4,400 homes, offices, hotels, and a 15-acre lagoon.

The Marco, a 143-acre mixed-use development with up to 4,400 residential units, is proposed for the northeast corner of Dallas North Tollway and US 380 in Prosper. BlackStone Communities is developing the project, led by Jeffory Blackard with Bill Cawley of Cawley Partners as a development partner. Blackard previously developed Adriatica Village in McKinney.
Inspired by Venice, the project centers on a 15-acre lagoon with navigable canals for boats and water taxis. The lagoon doubles as regional stormwater detention. Amenities include a public square modeled on Piazza San Marco, a 26-foot-wide pedestrian promenade, a performing arts venue, ground-floor retail and restaurants, a grocery store, and a market hall.

The residential mix calls for 2,500 mid-rise apartments, 400 high-rise condos or apartments, 500 retirement units, and up to 1,000 single-family and duplex homes. Plans also include more than 1 million square feet of office space in up to two 14-story buildings, plus up to two hotels. The project carries a $300 million estimate, though it has also been described as multibillion-dollar.
The Prosper Planning and Zoning Commission recommended approval 4-2 on August 18, 2026. The Town Council postponed its rezoning vote from September 22 to October 26-27. The developer hopes to begin construction within the next year.
