Springs District Office Tower 39% Pre-Leased, Groundbreaking Nears

Lincoln Property Company's Springs District at 2500 Cedar Springs Road totals 1,396,000 square feet: 316 residential units, a 200-room Proper Hotel, and the 20-story, 511,927-square-foot 28Hundred Fairmount office tower. Skidmore, Owings & Merrill is the architect; Suffolk Construction is general contractor. Estimated construction cost is $650 million.

Dallas City Council approved the Planned Development Subdistrict zoning in March 2025. The site is bounded by Cedar Springs Road, Routh Street, Howell Street, and Fairmount Street.

Two anchor tenants have each committed roughly 100,000 square feet at 28Hundred Fairmount, putting the tower at about 39 percent pre-leased. Lincoln expects to break ground in late 2026 or early 2028, potentially at 50 percent pre-leased.

The district includes 25,000 square feet of retail and more than 2 acres of programmed open space. Residential and hotel amenities include a fitness center, 12th-floor lounge, speakeasy, golf simulator, and valet parking. The Proper Hotel, developed with Proper Hospitality with interiors by Kelly Wearstler, is scheduled to open in 2029.

The district is targeting LEED BD+C NC Gold. Full completion is expected by the end of 2030.
