Scannell Sells 1M SF Industrial Portfolio in Denton, Haltom City

Scannell Properties has sold a two-property industrial portfolio totaling 1,036,127 square feet in Denton and Haltom City. The portfolio includes Denton Crossing at 600-620 S. Western Blvd in Denton and 820 Crossing at 5301 Denton Highway in Haltom City. Both single-story projects were completed in 2023 and designed by Alliance Architects.

Denton Crossing totals 701,123 square feet across two buildings on 44 acres: one 281,000 square feet, the other nearly 420,000. Developed as a joint venture between Ironwood Realty Partners and Scannell, the project was 90% leased at sale to NorthPoint Development. It sits near the I-35E/I-35W connector on Western Boulevard.

820 Crossing is a 335,004-square-foot facility on 26.7 acres, 100% leased at sale to Washington Capital Management. The building features 36-foot clear heights, rear-load configuration, 62 dock doors, two drive-in ramps, a 185-foot truck court, 201 car spaces, 95 trailer positions, ESFR sprinklers, and speculative office and warehouse improvements. It sits at the northwest corner of Loop 820 and Highway 377 in the Meacham/Fossil Creek submarket.

Construction began in August 2022. Cushman & Wakefield's Jim Carpenter, Jud Clements, Robby Rieke, and Emily Brandt represented Scannell in both transactions.
