Firefly Park Under Construction in Frisco

Firefly Park, a 217-acre mixed-use district, is under construction in Frisco. Full buildout calls for 1,970 residential units, 1,200 hotel rooms, more than 3 million square feet of office and 400,000 square feet of retail, dining and entertainment. Amsterdam-based UNStudio did the master plan; Boston-based Sasaki handled park and landscape design.

Construction on The Noc, a five-story, 187-unit mid-rise with 251 parking spaces at a cost of $46.3 million, designed by Hord Coplan Macht, began in September 2026. Phase 1 also includes an 18-story, 233-unit luxury high-rise, plus 230 townhomes, 120,000 square feet of retail and 175,000 square feet of Class A office. Hotel Voeux, a five-story, 173-key boutique hotel at 6300 Fireglass Way designed by BOKA Powell, is estimated at $50 million with completion targeted for May 2028.

The Frisco Planning and Zoning Commission approved plans in October 2026 for a 45-acre park, wedding chapel, 3,000-guest amphitheater and restaurant on a 57.7-acre site at Mahard and PGA Parkways. The park will include five natural ponds, seven miles of hike and bike trails, playgrounds, water features and an event lawn. Phase 1 retail is more than 40 percent leased, with tenants including Tyler's, Frenchie, Woodhouse Spa and Second Rodeo.

Total investment is estimated at $2.5 billion to $4 billion across three phases. Office space is expected in October 2027, with the hotel and townhomes finishing by early 2028.
