DSV TI Underway at 1.1M SF Denton Warehouse

Interior work is underway at 1110 North Western Blvd in Denton, a roughly 1.1 million sq ft warehouse leased by DSV Global Transport and Logistics. The TDLR filing, registered as DSV TI with the facility listed as Shell Warehouse, covers an interior office remodel plus warehouse restroom expansions and additions.

The filing was registered Sept. 22, 2026, with review completed Sept. 29. The filing lists a construction start of Sept. 28, 2026, and completion is expected March 12, 2027. The project is privately funded on private land. Kam-hung Kenneth Woo is the registered accessibility specialist. No design firm or general contractor is listed.

The filing lists an estimated cost of $1,235,238,700, which RealtyToday reports is likely a data-entry artifact. At face value that implies roughly $1,120 per sq ft for an office and restroom fit-out. RealtyToday notes that dividing by 1,000 yields about $1.24 million, in line with a comparable 2023 Exeter filing.

Owner of record is Exeter Denton Land, L.P., an EQT Real Estate subsidiary based in Radnor, Pennsylvania. DSV signed the lease in July 2026, with occupancy expected around November 2026. Ward Richmond of CBRE represented the tenant; Colby Schraegle of EQT Real Estate represented the landlord. It is DSV's second North Texas lease topping 1 million sq ft in 2026, following 3400 Catherine Court in Northlake in March.
