8300 Douglas Under Construction in Dallas

Construction is underway on 8300 Douglas, a $200 million mixed-use project at 8300 Douglas Ave in Dallas. The 605,000-square-foot development is scheduled for completion on June 1, 2028, according to its state filing. RAMROCK Real Estate is the developer, with HKS leading a design team that includes Michael Hsu Office of Architecture, SJL Design Group, and OJB Landscape Architecture.

The project pairs a 12-story, 300,000-square-foot Class AA office tower with a 17-story, 147-unit luxury residential tower approved under zoning case Z223-141. A Balfour Beatty and ANDRES Construction joint venture is the general contractor.

Fifth Third Bank leased 63,000 square feet across two floors for its Texas regional headquarters. The project also includes about 25,000 square feet of retail and restaurant space.

Amenities include a roughly 50,000-square-foot rooftop park, fitness center, conferencing and tenant lounges, and open-air and penthouse terraces. Parking is in below-grade and above-grade garage levels. Delivery is targeted for June 1, 2028.
