Celina Approves Medical Office Project on Preston Road

The Celina City Council approved an economic development agreement with Prime Healthcare Properties on Oct. 13 for a two-building, 32,900 SF medical office project at 200-210 S Preston Rd. Grace Design Studios is the architect.

The project carries an estimated $18.35 million investment and is expected to create 64 to 80 jobs. The single-story buildings measure 16,281 and 16,616 SF. Texas Health Resources will occupy one building. Targeted specialties include orthopedics, sports medicine, cardiovascular care, urology, oncology, and gastroenterology. TDLR filings list Celina MOB #1 at 200 S Preston Rd (~15,989 SF, $4.0 million) and Celina MOB #2 at 210 S Preston Rd (~16,916 SF, $3.7 million).

The developer can receive up to $1.4 million in city assistance: a $1.3 million roadway impact fee credit and a $100,000 permit fee grant. To qualify, Prime Healthcare Properties must invest at least $14.5 million and create at least 42 full-time equivalent jobs. Deadlines under the agreement: construction permit by Dec. 1, 2026; groundbreaking by Jan. 1, 2027; certificate of occupancy by Dec. 1, 2028.

The site sits along Preston Road south of FM 455, near Lamar National Bank and SouthState Bank. Completion is expected in late 2028.
