The Texas Municipal Center, a four-story, approximately 80,000-square-foot office project, is proposed for 205 E. University Ave. in downtown Georgetown. It would relocate the Texas Municipal League and TMLIRP headquarters from 1821 Rutherford Lane in Austin. Perkins & Will is the architect.

The project centers on the former Wesleyan Building, also known as The Georgetorian, a mid-century office building dating to the 1960s. A TDLR filing values the project at $60 million. Scope includes renovating roughly 64,000 square feet of the existing structure plus additions reported at 12,000 to 20,000 square feet.

Plans call for a training and education facility for up to 200 participants, flexible office space, technology-forward meeting areas, and wellness-focused design. The team includes GarzaEMC (civil engineer), The Beck Group (contractor), and CPM Texas (owner's representative).

The project is moving through PUD, rezoning, and entitlement review with the City of Georgetown. The Historic and Architectural Review Commission held a pre-conceptual review of the plans on October 9, 2025. The city and TMLIRP are also exploring a shared-cost partnership for a second downtown parking garage and meeting space.

Construction is scheduled to start February 18, 2027, with completion expected December 8, 2028.
