Brandywine Sells Stake in Solaris House Near The Domain

Brandywine Realty Trust sold its 57% stake in Solaris House, a 341-unit apartment complex at 2800 Solaris Street in Austin, for $136 million. The sale closed in 2026 with the building 90% occupied. Brandywine netted $16.3 million after repaying a $76.5 million construction loan.

Solaris House is the first residential project at Brandywine's 66-acre Uptown ATX development near The Domain. The complex totals 370,839 square feet across The Tower, a 13-story building with 252 units, and The Flats, with 89 units. GFF designed the project and White Construction built it. Construction started in 2022; the building opened in late spring 2024.

A 23,000-square-foot amenity terrace with a resort-style pool deck, grilling stations, and private cabanas connects to the One Uptown office tower. Other amenities include a fitness center, social lounge, coworking and conference space, concierge service, bike storage and repair, a pet spa, package lockers, and gated parking with EV charging. The project also includes Solaris Park, a 0.3-acre public greenspace.

The complex includes units dedicated to the City of Austin's Smart Housing Program. ZRS Management operates the property.
