SolarWinds Signs 100,000-SF HQ Lease at Zilker Point

SolarWinds has signed a 100,000-square-foot lease at Zilker Point, the seven-story office building at 218 S. Lamar Blvd. The October 2026 deal covers just over half the building's office space. SolarWinds will relocate its global headquarters to the property, with move-in expected in fall 2027. The company has more than 400 Austin employees.

Zilker Point offers roughly 195,000 square feet of Class A office space and 13,590 square feet of ground-floor retail. Generational Commercial Properties developed the project with DivcoWest; Runa Workshop designed it. Construction began in August 2022 and wrapped in 2024, financed by a $124 million construction loan from New York-based MSD Capital.

A subterranean garage provides 635 spaces, a 3.26 per 1,000 ratio. Amenities include the Lakeview Sky Garden rooftop, a level 7 tenant balcony, a fitness center, bike storage, a rotating art gallery, a ground-floor courtyard, retail and restaurant space, and on-site security. The building is pursuing WELL Building Standard certification.
