Tower Place 100 Sale Collapses in Buckhead

The sale of Tower Place 100 has collapsed. Regent Partners and Morning Calm Management had been in exclusive talks to acquire the 29-story Class A tower at 3340 Peachtree Road NE with up to $124 million in acquisition debt, but the deal fell through in October 2026.

The 613,821-square-foot tower anchors the roughly 790,000-square-foot Tower Place complex, which includes Tower Walk retail and parking. Developed by Charlie Ackerman in the 1970s, it was Buckhead's first office high-rise. Smallwood, Reynolds, Stewart, Stewart completed a multi-million dollar renovation of the public areas. Amenities include destination dispatch elevators, 24-hour security, on-site management, Tower Place Park, and Tower Walk retail.

The property has a troubled financial history. Starwood Capital Group paid $192 million in 2015 and defaulted on a $212.5 million CMBS mortgage in 2023. Value fell from $277 million in 2018 to roughly $153 million in 2025. As of mid-2026, the tower was 65% occupied and Tower Walk 44% occupied.

Parking totals 1,858 spaces across the tower garage, Tower Walk garage, and surface lots. The building received the BOMA TOBY Award in the 500,000 to 1 million square foot category in February 2026.
