A mixed-use development is proposed for 1401 Donald Lee Hollowell Pkwy NW in Grove Park. The 22.5-acre parcel was donated by Microsoft to the City of Atlanta through the Atlanta Urban Development Corporation, which is leading redevelopment. The land transfer was expected to close in Summer 2026, and a community celebration was held at the site September 12, 2026.

The parcel is roughly one-quarter of the 90-acre Quarry Yards property Microsoft bought in 2021 for $127 million, and about the size of Centennial Olympic Park. Microsoft had committed to reserving approximately 25 percent of its holdings for community use. The company paused its planned Atlanta campus in 2023; the remainder of its Grove Park property remains paused.

AUDC CEO John Majors said 400 to 500 homes could be conceivable depending on the final plan. The donation supports Mayor Andre Dickens' goal of building or preserving 20,000 affordable housing units by 2029. No approved buildings, committed retail, selected businesses, or construction contracts are attached to the parcel yet.

AUDC projects issuing an RFQ for a development partner in Q4 2026, selecting a partner by Q2 2027, and starting construction in 2028. The property was previously enrolled in Georgia's Brownfield Program; additional environmental testing is planned before development.
