The building rises 13 stories along Ponce de Leon and steps down to nine near the single-family homes on Maiden Lane. Plans include street-level retail, sidewalk-level commercial space, an amenity package, and a greenspace buffer. The project includes 57 affordable units to satisfy Beltline Overlay District requirements. Average rents run from $1,700 for a one-bedroom to $2,055 for a two-bedroom.

The development includes 389 parking spaces. Proposed conditions bar any curb cut on Bonaventure Avenue and limit the Ponce de Leon driveway to right-in/right-out. The site covers five parcels: 774, 784, 790, and 794 Ponce de Leon Ave NE, plus 730 Bonaventure Ave NE. Selig paid $7.6 million for the assemblage, including $2.7 million for 774 Ponce de Leon, and has owned most of the block for roughly 60 years.

NPU-F voted 13-3 in favor with 15 conditions on July 15, 2026. The Zoning Review Board recommended approval with 17 conditions on August 6. The City Council Zoning Committee recommended approval 4-0 on September 28. A full Council vote is pending.
