Jackson 85 North Business Park Complete, Fully Leased in Pendergrass

Jackson 85 North Business Park, a 1,556,350-square-foot industrial development at 350 Raco Parkway in Pendergrass, roughly 60 miles northeast of Downtown Atlanta, is complete and fully leased. A joint venture of Trammell Crow Company and CBRE Investment Management developed Phase I: two Class-A speculative warehouses on 215 acres, delivered in September 2024 after construction began in November 2022.

Building 1 measures 538,450 square feet; Building 2 spans 1,017,900 square feet. Both feature 40-foot clear heights, 185-foot concrete truck courts, more than 290 dock doors, four drive-in ramps, ESFR fire protection, solar-ready roofing, and 3,900 square feet of office space per building. The project is LEED certified.

TikTok leased just over 1 million square feet, per Colliers' Q3 Metro Atlanta industrial report. Parts Town Unlimited signed a full-building lease for Building 1 in August 2026; its fulfillment center there is complete.

Phase II design is underway: two warehouses of 210,080 and 524,160 square feet, plus a potential build-to-suit up to 750,000 square feet. The master-planned development spans up to 262 acres. Wilson Hull & Neal Real Estate leads leasing.

The park sits along Interstate 85 in Jackson County with direct access to the Atlanta metro and Southeast logistics network.
