300-Unit Broadstone Lola Planned for Former Smyrna Hotel Site

Broadstone Lola, a 300-unit residential project, is planned for 3200 Cobb Parkway SE in Smyrna, near Vinings and Cumberland. The five-story building will wrap a six-story parking garage. Alliance Residential Company is developing, with architecture by Brock Hudgins Architects. Completion is expected by mid-2027.

The 3.65-acre site sits across from Akers Mill Square and previously held the 124-key Homewood Suites by Hilton Atlanta-Galleria/Cumberland, which closed after more than 35 years. Alliance acquired the property off-market in March 2026. The hotel was valued at $12 million; the new development carries a projected $100 million cost.

The Cobb County Planning Commission recommended approval 5-0 in June 2025, and the Board of Commissioners approved rezoning case Z-13-2025 in a 3-2 vote the following month. Stipulations: no unit under 500 square feet, and two-bedrooms capped at 35 percent. Amenities include a saltwater pool, landscaped deck with grill stations, grab-and-go market, fitness center, gaming lounge, clubroom, private workspaces, conference room, EV charging, bike storage, and a pet spa.

The site is near The Battery Atlanta, Truist Park, Cumberland Mall, and the I-75/I-285 interchange.
