The Dennis, a 448-unit purpose-built rental tower, is under construction at 8-16 Locust St in Mount Dennis. A $135 million building permit has been issued, and construction began September 3, 2025. The Hi-Rise Group is developing, with architecture by WZMH Architects.
The 37-storey, 120 m (394 ft) building includes 66 studios, 203 one-bedrooms, 133 two-bedrooms and 46 three-bedrooms, with 40 percent of units at two bedrooms or more. It includes 89 affordable rental homes and six rental replacement units. Parking totals 82 spaces. Amenities: co-working space, games room, gym, theatre, lounges and event space.
The Dennis is among the first projects to break ground under Toronto's Purpose-Built Rental Housing Incentives Stream, with city support valued at roughly $29 million in development charge deferrals and tax reductions. The project targets LEED Gold and Toronto Green Standard compliance. Hi-Rise acquired the site, formerly houses, from Trolleybus Urban Development in October 2020. Substantial completion is anticipated in August 2028.
The site sits steps from Mount Dennis LRT station and Weston GO station.
