Mark's Choice Limited has appealed a three-tower, 1,360-unit condominium proposal at 1774 Ellesmere Road in Scarborough to the Ontario Land Tribunal, citing non-decision. The appeal was filed in October 2026. Giannone Petricone Associates is the architect. The site is currently occupied by the Sheridan Nurseries garden centre.

The towers rise 26, 46 and 49 storeys, the tallest reaching 540 feet. The plan was revised from an earlier two-tower scheme of 34 and 42 storeys, with unit count growing from 880 to 1,360. The mix is 888 one-bedroom, 336 two-bedroom and 136 three-bedroom suites. Total GFA is 88,911 square metres, including 87,892 square metres residential, on a 7,792 square metre site, an FSI of 11.41.

The project includes 545 square metres of ground-floor retail and roughly 480 square metres of second-floor space for a United Way community facility. A new public street would run along the eastern edge. Parking is set at 227 vehicle spaces and 1,135 bicycle spaces, with 12 elevators across the towers.

The application was first filed in December 2024 and resubmitted in April 2025, July 2025 and July 2026. The site sits near the future Scarborough Centre station on the Line 2 subway extension.
