Toronto City Council adopted updated approvals in July 2026 for 191 College, a 45-storey mixed-use development at 191 College St by Unix Housing Group, with architecture by 17|21 Architects. The project contains 694 rental units across 38,058 m² of gross floor area.

The revision increases height from 31 to 45 storeys (166.76 m), units from 490 to 694, and GFA from 21,352 m² to 38,058 m², an FSI of 24.1. The earlier mass timber design is replaced with conventional construction.

The project includes 548 affordable units secured for 40 years, 408 of them studios. Amenities total roughly 1,415 m² indoors and 306 m² outdoors, plus a ninth-floor amenity level. Retail spans 1,355 m² at grade and on the second floor. Parking is limited to 6 vehicular spaces against 695 bicycle spaces (625 long-term, 70 short-term).

The design retains heritage Victorians at 191-199 College Street and 74-76 Henry Street. Preliminary demolition is under way ahead of construction.
