Montreal-based Cogir Real Estate has acquired 3775-4005 Dundas Street West, known as 3803 Dundas St. W., for approximately $16 million in a court-approved receivership sale. The site, near the Humber River and Lambton Park, is rezoned for a 13-storey mixed-use building with 297 rental units and 243,740 sq ft of gross floor area. SvN Architects and Planners is the architect.

TAS owned the site and planned the project. The owning entities entered receivership on March 6, 2025, on application by Cameron Stephens Mortgage Capital over roughly $17.5 million in debt. The Ontario Superior Court approved the sale on March 20, 2026. Cogir declined to comment, so it is not known whether it will continue with the previous proposal or redesign the project.

The 1.28-acre property has 307 feet of frontage on Dundas West. The proposed 157-foot building includes 16,721 sq ft of grade-level commercial space and 228 stalls in a three-level underground parkade. Site Plan approval is pending.

The unit mix includes 20% affordable rentals and 12 four-bedroom co-living units.
