Toronto City Council approved the Official Plan and Zoning By-law amendments for the College Park Redevelopment at 420-444 Yonge Street and 1-23 College Street at its July 2026 meeting. The GWL Realty Advisors project, designed by Hariri Pontarini Architects, delivers 2,342 units across three towers of 65, 75, and 96 storeys.

The tallest tower reaches 344.29 metres (1,130 feet), among the tallest buildings in Canada. A January 2026 revision swapped the north and south tower heights. Total GFA is 235,771 square metres, including 166,004 square metres residential. The podium contains a hotel, retail, office space, daycare, and cultural space.

The project preserves and restores the heritage College Park building and The Carlu, which will be expanded. The original 1920s Ross & Macdonald vision called for a 37-storey tower never built. The plan replaces 210 demolished rental units with 216, and adds a 600-square-metre parkland dedication at the site's southwest edge, outdoor terraces, and a reworked public realm.
