A purpose-built rental with more than 250 homes is planned for 880 Eastern Avenue and 80 Knox Avenue in Leslieville, a site Fengate and Capital Developments' rental platform, Address, have acquired. Fengate and Capital Developments are co-developing, with the partners serving as co-development managers under a new joint venture. Fengate manages the investment for the LiUNA Pension Fund of Central and Eastern Canada.

Plans call for more than 250 rental homes, including affordable units. The site is already zoned for a 12-storey mixed-use building: TAS won approval in 2023 for a 12-storey, 196-unit net-zero mid-rise designed by SvN Architects, with 140,000 square feet of gross floor area, 64 vehicle parking spaces, a community courtyard, community-serving retail and a shared laneway.

The new owners say the project will target LEED certification. Construction is expected to begin in late 2027. The site covers roughly 2,710 square metres (0.67 acres). It sits near the future Ontario Line Leslieville and East Harbour stations.
