161-Unit Trinity Flats Phase 2 Proposed for North Nashville

Elmington has proposed Trinity Flats Phase 2, a 161-unit affordable apartment project at 2608 Old Buena Vista Road in North Nashville, within the larger 869 W Trinity Lane site. Two 4- and 5-story buildings will sit on 9.11 acres. Studio Ten30 is the architect; Catalyst Design Group submitted the final site plan on behalf of the property owners.

All 161 units are affordable. ECG Trinity Flats, LP received a 4% LIHTC allocation from THDA and has applied for a PILOT from MDHA, which agency staff recommended for approval. Parking includes 211 surface spaces (39 on-street) and 48 bike spaces. Plans call for two new public roads connected by a roundabout, plus new sidewalks and landscaping. The site will retain 357 Tree Density Units and replace 45.

The project is scheduled for the November 12, 2026 Metro Planning Commission agenda. Phase 1, with 184 units on 13.29 acres, is under construction. The overall Trinity Flats development is approved for 403 multifamily units across five buildings plus 24 townhomes.

The site sits adjacent to the Northview and Evermere at Trinity affordable developments. Combined, the properties carry a permitted maximum of 931 units.
