Fifth Third Center Hotel Conversion Underway in Downtown Nashville
Pivot Real Estate Partners is converting the 30-story Fifth Third Center at 424 Church Street into a dual-branded Hilton hotel with 483 keys, with a final site plan headed to Metro Planning.

Construction is underway on the office-to-hotel conversion of the Fifth Third Center at 424 Church Street in downtown Nashville. Pivot Real Estate Partners is developing the project with Hastings Architecture, converting the 30-story tower into a Hilton LXR hotel and Hilton Grand Vacations timeshare property. Plans call for 483 keys, including 318 traditional hotel rooms and 165 branded residences, across 642,973 square feet.

Kohn Pedersen Fox designed the tower, built in 1986. Pivot and Rob Lowe, executive managing director at Stream Realty Partners, bought it for $55.25 million in August 2025. Construction began in November 2025 with a $1 million interior demolition permit, and a $100 million building permit for the conversion was issued in June. J.E. Dunn is the general contractor.

The project includes a ground-floor addition enclosing part of the plaza for the hotel lobby. Planned amenities include a partially covered outdoor bar, public seating, a future restaurant build-out, retail and coffee space, and a lobby bar.

Hastings Architecture submitted the final site plan request on behalf of the property owner for the 0.83-acre site in the Capitol Mall Redevelopment District. The project is slated for the September 24, 2026 Metro Planning Commission agenda.
