Faena Residences Miami Approved at 24 SW 4th Street

Faena Residences Miami, a 434-unit, two-tower project, has been approved at 24 SW 4th Street along the Miami River in downtown Miami. Previously tracked as Faena Residences Miami River, the KAR Properties project will rise 68 stories to 802 feet, with architecture by Rafael Viñoly Architects.

A building permit valued at $2,165,000 has been issued. Completion is expected by the end of 2029.

Amenities include a 45,000-square-foot sky bridge serving as a cultural epicenter, an infinity pool, wellness and fitness facilities, a private marina and residential dock, and a private riverfront park. The towers also offer a club room, restaurant, cigar lounge, wine lounge, public art installations, and direct Miami Riverwalk access.

The site sits near the mouth of the Miami River, an area that has drawn a concentration of high-rise residential development in recent years.

Correction, Oct. 21, 2026: An earlier version of this story gave the address as 90 SW 3rd Street and described the project as a single tower. Faena Residences Miami is a two-tower project at 24 SW 4th Street.
