11M-SF Office Hub Proposed at The Fields in North Frisco
Karahan Companies and KDC plan up to 11 million SF of build-to-suit office space at The Fields, a 2,545-acre development in north Frisco.

The Fields Office Hub, a proposed development of up to 11 million square feet, is planned for The Fields in north Frisco. Office sites span four corridors: Dallas North Tollway, Panther Creek Parkway, Highway 380, and PGA Parkway. The project pairs The Karahan Companies with KDC, the team behind Legacy West in Plano.
The hub sits within The Fields, a 2,545-acre master-planned development valued at $10 billion to $15 billion, co-developed by Karahan and Hunt Realty Investments with investors Chief Partners and Cross Tie Capital. The 11 million SF is a long-term build-to-suit opportunity, with delivery dependent on tenant commitments and phased construction. Construction is scheduled to start December 31, 2027.

The broader development includes more than 25 miles of hike-and-bike trails, over 250 acres of parks and open space, and 89 acres of lakes. Anchors include the PGA of America Headquarters, the Omni PGA Frisco Resort & Spa, two championship golf courses, and a planned Universal Kids Resort. The Fields West district adds 380,000 SF of retail, dining, and entertainment, roughly 350,000 SF of Class A office above retail, and 1,300 multifamily units. Fields West secured a $425 million construction loan in 2025, and Columbus Realty Partners' Wentwood apartments are pre-leasing with first residents expected in early 2027.
The Frisco submarket had roughly 602,050 SF of office under construction as of September 2026, with asking rents of $53.30 per SF.
