USAA Buys The Square at South End for Nearly $97M

The Square at South End, a 10-story mixed-use project at 200 West Boulevard in Charlotte's South End, sold to USAA for $96,969,000 in June 2022. The seller was The Square South End.

The property includes a roughly 153,000-square-foot office building with 7,500 square feet of ground-floor retail and restaurant space, plus an adjacent eight-story parking garage. The garage is wrapped by The Winston, a six-story, 110-unit micro-apartment building developed by Centro Cityworks. Beacon Partners developed the project; Axiom Architecture designed it.

USAA was already the primary tenant, having leased six floors totaling about 93,000 square feet in 2021. Construction began in August 2019. The project is LEED Silver certified.

Amenities include a two-story fitness center, outdoor wellness area, central pedestrian plaza, and private tenant terraces. The site sits next to the 1.5-acre Wilmore Centennial Park, one block from the East/West Boulevard light rail station and the Rail Trail.
