Sutherland at Piper Glen Under Construction at 9621 Elm Lane

Construction is underway on Sutherland at Piper Glen, a 299-unit apartment community at 9621 Elm Lane in south Charlotte's Piper Glen area. RK Investors is developing four five-story residential buildings atop a single-story parking podium.

Western-Southern Life Insurance Company provided an $81 million construction loan, arranged by CBRE's Debt & Structured Finance team of Nate Sittema, Kristen Reilley and Elliott Voreis. The borrower is an investor consortium led by RK Investors.

Leasing begins in fall 2027, with first units delivering in March 2028. Amenities include a fitness center, pool, coworking spaces, golf simulator, game room, bike storage, coffee bar, pet wash station, fire pit and grilling areas.

The project is the multifamily component of Greenway at Piper Glen, RK Investors' master-planned development on 53.07 acres between Rea Road and Elm Lane. City Council approved rezoning petition 2022-121 on June 17, 2024, allowing up to 566 units. The original 1,100-unit proposal was scaled back after neighborhood opposition over traffic, flooding and bald eagle habitat.
