Actus Capital has acquired Forest Ridge Apartment Homes, a 136-unit community at 2300 Forest Ridge Drive in Fort Mill, for $18.3 million, per York County records. The October 2026 deal is the firm's first apartment acquisition in Fort Mill.
The property's 135 low-income units are all three-bedrooms designated for low-income households under the 9% LIHTC program. The property was placed in service in 1996. Hawthorne Residential Partners manages it.
Amenities include a pool, playground, clubhouse, and business center. The pet-friendly community sits near I-77, within easy reach of Charlotte.
