Permits Issued for 110-Unit Crossroads Redevelopment on McCann Dr

Austin issued building permits October 16, 2026, for the Crossroads Redevelopment at 8801 McCann Dr in North Austin. Foundation Communities is building a four-story, 110-unit affordable apartment building totaling 120,233 square feet, replacing the 92-unit Crossroads Apartments built in 1973. A demolition permit for the old complex was issued April 16, 2026.

The permits split the building into two connected fire areas: 90 units plus a leasing office and learning center, and 20 units. A state accessibility filing for the 4,856-square-foot leasing office and learning center lists a start date of March 1, 2026, and a registered finish date of November 30, 2027.

All 110 units are income-restricted: 22 at or below 30 percent MFI, 83 at or below 50 percent, and 5 at or below 60 percent. Fourteen of the 30 percent units stay affordable for 99 years; the other 96 for 40 years. The project holds S.M.A.R.T. Housing certification. The Austin Housing Finance Corporation awarded $11.7 million, split between $7.5 million in 2022 housing bonds and $4.2 million in North Burnet Gateway funds.

A February 2025 plan listed 130 supportive housing units before the count dropped to 110. The owner is Crossroads Mutual Housing Corporation, with FC Crossroads Housing, LP as borrower. The site sits within half a mile of high-frequency transit. Completion is expected November 2027.
