Berry Creek Business Park Hits Full Lease-Up with TSS Deal
TSS leased 380,000 square feet at Berry Creek Business Park in Georgetown, bringing the Fidelis-developed industrial park to full occupancy.
Berry Creek Business Park, a three-building Class A industrial park at 3000 N-IH 35 NB in Georgetown, is fully leased after TSS signed a seven-year lease for roughly 380,000 square feet across Buildings 1 and 3. The 57-acre park totals 520,571 square feet. Fidelis developed the project; GSR Andrade designed it.
The lease covers Building 1 (126,722 square feet) and Building 3 (253,164 square feet). Building 2 was already leased. TSS took occupancy of Building 1 in October 2026; Building 3 buildout completes in 2027. The park broke ground in July 2024.
The new space is nearly four times TSS's current 97,000 square feet of warehouse space in Round Rock and sits less than a mile from its Georgetown integration facility. HPI represented TSS; CBRE represented the landlord.
Buildings offer 32- and 36-foot clear heights and triple Freeport tax exemption. Amenities include a food truck pavilion, a walking trail with cardio stations, and outdoor seating near Berry Creek.
