Legacy at West Cobb, a 395-unit garden-style community at 2665 Favor Road SW in Marietta, has sold to Maryland-based Acento Partners. The sale closed October 30. The seller was Massachusetts-based Aspen Square Management. Built in 1970 and renovated in 2021, the property operates as a Low Income Housing Tax Credit community, with 90% of units reserved as affordable housing. It was 88% occupied at sale.
Berkadia's Andrew Mays and Paul Vetter led the transaction, which drew 20 initial offers.
Floor plans average 1,139 square feet, ranging from roughly 750 to 1,530 square feet. About 17% of units are townhome-style. Amenities include a fitness center, pool, picnic area, basketball court, dog park, and gated access.
The property last traded in 2021 for $44.24 million as The Life at West Cobb, with Greystone Brown representing Olive Tree Holdings. It sits near Cobb County's Platinum Triangle employment hub, Truist Park, and The Battery.
