EastGroup Has 604K SF of Warehouse Space Under Construction in Tampa

EastGroup Properties has three industrial projects under construction in Tampa totaling 604,000 square feet and a combined projected cost of $73.7 million. Transfers to the operating portfolio run through October 2028.

The largest is Bell Creek 1 and 2, a 226,000-square-foot new development projected at $42.6 million, transferring in October 2028. Bell Creek Logistics Center sits at 4030 Crescent Park Drive in Riverview: a five-building, 552,377-square-foot speculative campus on a 66-acre former office site acquired for about $32 million in 2025. Phase 1 includes two speculative buildings totaling 225,531 square feet.

Crossroads 3 is a 156,000-square-foot new development projected at $26.9 million, transferring in October 2027. Oak Creek 1 is a 222,000-square-foot redevelopment projected at $4.2 million, also transferring in October 2027.

In September 2026, EastGroup paid $13,266,000 for 30.3 acres as Crossroads Logistics Park Phase 2 Land, expanding the park from three buildings and 500,000 square feet to five buildings and 850,000 square feet. The company has raised its 2026 companywide development start target to $390 million.
