452-Unit Water Street Tampa Phase Two Tower Proposed
Strategic Property Partners has filed plans for a 33-story, 452-unit apartment tower with retail at Water Street and Cumberland Avenue in downtown Tampa.

Strategic Property Partners has proposed a 452-unit apartment tower at Water Street and Cumberland Avenue in downtown Tampa's Water Street district. The 33-story building would rise roughly 400 feet with ground-floor retail. Nichols Architects is the designer.
Plans call for 452 rentals from studios to three-bedrooms, about 37,000 square feet of ground-floor retail and restaurant space, and 645 parking spaces on a 1.9-acre site. Interiors are by MAWD | March and White Design, with landscape by OJB, public realm by Stantec, and Kimley-Horn as civil engineer. Moss Construction, which built the Cora tower, is general contractor.
Amenities include a resort-style pool, hot tub, cold plunge, sauna, fitness center, coworking space, demonstration kitchen and entertaining lounge, media room, game room, pet spa, and dog run. Groundbreaking is planned for spring 2027, with completion in late 2029.
The tower is part of Water Street Tampa's second phase, a nearly $1 billion investment adding more than 2 million square feet of development and nearly 200,000 square feet of retail and dining.
