270-Unit Apartment Building Proposed at 800 6th Ave S in PieTown
South City Partners has filed plans for a six-story, 270-unit apartment building at 800 6th Ave S in PieTown, with a Planning Commission hearing set for December 10.

Atlanta-based South City Partners, founded in 2005, has proposed a six-story, 270-unit apartment building at 800 6th Avenue S in PieTown. Brock Hudgins Architects, also Atlanta-based, designed the project; Nashville's Catalyst Design Group is handling engineering and land planning.
A concept plan approval request is before the Metro Planning Department, with the project slated for the December 10, 2026 Planning Commission agenda. The 2.19-acre site was previously planned for what would have been Nashville's first luxury beach club.

The building fronts Ash Street, 6th Avenue, and Mulberry Street. Amenities include a rooftop pool above the parking podium, a concealed garage with entrances on 6th Avenue and the alley, live/work units, a leasing office, and bike parking. The DTC-zoned site will get street trees and new sidewalks.
A historical marker for the Nashville Brewery on site will be relocated in coordination with the Historical Commission. An LLC owns the two-building property, having paid $3,465,000 in 2014; it appears affiliated with interior design firm Synergy, and staffing firm Wonolo's local office occupies the main building. Whether South City Partners will acquire the property or develop via ground lease is unclear.
