Westin Hotel at Miami International Airport Cancelled
FDR Miami Hotel LLC has cancelled its planned 451-room Westin at MIA after the FAA rejected the design over radar safety concerns.

The planned 451-room Westin at Miami International Airport, adjacent to the Dolphin Parking Garage, has been cancelled. The 11-story, 150-foot project would have spanned 502,142 square feet with 200 parking spaces. FDR Miami Hotel LLC was the developer, with architecture by Arquitectonica.
FDR Miami Hotel LLC is a joint venture between Stephen Ross's Related Companies and Jeffrey Soffer's Fontainebleau Development. The Miami-Dade County Commission unanimously approved a 50-year ground lease in July 2023 after a three-year bidding process. The $265 million FDR proposal beat a competing bid from Parmco Airport Hospitality LLC. Lease terms called for $2.58 million annually or 3.5% of gross revenue, whichever was greater, with at least $250 million in revenue projected over the lease term.

The hotel would have been the first new hotel at MIA in more than 60 years. Amenities included two restaurants, a rooftop restaurant, a pool with terrace, a spa, a fitness center, event space, valet parking, and a climate-controlled pedestrian bridge to Concourse D. Completion was projected for late 2027.
The FAA rejected the 150-foot design in 2024 over radar blind-spot concerns. Developers submitted revised plans in August 2024, but an alternative radar arrangement was also rejected in early 2025. Miami-Dade County plans to restart the bidding process.
