Waterfront Teardown Sells for $32M on North View Drive

A waterfront teardown at 1601 North View Drive in Miami Beach sold for $32 million on September 29, 2026. It is one of two waterfront teardown sales in Miami Beach topping $50 million combined, each following a bidding war. The site is tracked for residential redevelopment.

The buyer is ConstructSTL LLC, an entity linked to Missouri developer Victor Alston. The seller, Glenn Boyer's 1601 North View LLC, paid $21 million in October 2024. The buyer financed $23 million at closing. Evan Weiss of 305 Degrees Realty represented the buyer; Danny Hertzberg of The Jills Zeder Group at Coldwell Banker represented the seller.

The existing home measures 3,061 square feet on a 24,174-square-foot lot, roughly 0.55 acres, with direct waterfront frontage. The second teardown's address has not been disclosed.

Agents involved said speed is critical in the current Miami Beach land market, where waterfront lots draw competitive bidding from out-of-state buyers. North View Drive sits in a residential enclave on Miami Beach's western side, where buyers have been assembling waterfront sites for new construction.
