The Arcadian Lands $127M Refi After Fort Lauderdale Opening
The Arcadian, a 502-unit mixed-use project at 640 NW 7th Avenue in Fort Lauderdale, has opened and secured a $127 million refinancing from Madison Realty Capital.

The Arcadian, a 502-unit mixed-use development at 640 NW 7th Avenue in Fort Lauderdale, is complete and has secured a $127 million construction take-out loan from Madison Realty Capital. The project spans 542,809 square feet across two eight-story buildings. Fuse Group and KREA Developments, the U.S. subsidiary of Grupo KREA, developed the project, with design by Coral Gables-based Behar Font & Partners.
The refinancing replaces an $84.5 million construction loan from Centennial Bank issued in 2024. Berkadia's Scott Wadler, Brad Williamson, Bobby Dockerty and Nicholas Horowitz arranged the financing. The Fort Lauderdale Community Redevelopment Agency also invested $10 million.
Construction started in June 2024, with a ribbon-cutting and time capsule ceremony in January 2026 marking the official opening. The project includes 151 attainable housing units for households earning 100% to 120% of AMI, roughly 15,000 square feet of ground-floor commercial space and a 629-space garage. South Pointe Construction and Development Co. served as general contractor. The original 2021 proposal called for 492 units, 14,702 square feet of commercial space and 618 parking spaces.
Amenities include two heated pools, a fitness center, wellness space, co-working space, a golf simulator, kids playground, pet park, sun deck with cabanas, outdoor movie screens, a spa with sauna, a cryo lounge, yoga space, business center and club room. The project also has the first indoor pickleball court in Fort Lauderdale and Broward County.
