One West Twelve Residences Under Construction in Overtown

One West Twelve Residences, a 372-unit condominium tower, is under construction at 1129 NW 1st Court in Overtown. The mixed-use project rises 23 stories and 245 feet on a roughly 1.5-acre site. PMG is developing with Lion Development Group and LNDMRK Development, with architecture by CUBE 3.

The project broke ground October 1, 2025, with completion targeted for 2028. John Moriarty & Associates is the general contractor. In December 2025, the project secured a $92.5 million construction loan from Maxim Capital Group; about 97 percent of units were sold or under contract at that time.

The building includes 819 parking spaces across eight floors and 4,892 square feet of retail. Units permit short-term rentals through Airbnb and VRBO, and fully furnished units are offered. Amenities include a rooftop pool and garden, fitness center, curated art installations, smart building technology, and house cruiser bikes with storage. The ground floor will house Vibe BBQ, a restaurant and lounge by chef Marcus Samuelsson.
