Nexo Residences, a 254-unit, 15-story building rising 192 feet, is complete at 13899 Biscayne Boulevard in North Miami Beach. Fortune International Group developed the project, with architecture by Frankel Benayoun Architects Inc. This is the newsletter's first tracking of the project, previously listed as proposed with a December 31, 2026 completion date.

The building includes 396 parking spaces. A three-story arrival lobby and lounge with a café anchors the ground floor, and a two-story technology center houses coworking and business facilities.

Other amenities: fitness center with yoga studio and virtual trainer, pool and deck with Jacuzzi, summer kitchens, rooftop observatory deck, children's playground, clubroom and private event space, and an outdoor movie theater. The building is pet-friendly.

The project joins a growing inventory of amenity-driven multifamily housing along the Biscayne Boulevard corridor, which has seen steady residential development in recent years.
