328-Unit Affordable Project Approved in Naranja Lakes

Lakeview at Naranja, a 328-unit affordable development, has been approved at 27501 and 27525 S. Dixie Highway in Homestead's Naranja Lakes area. The 8-story mixed-use project will have 252,486 square feet of rentable space. Housing Trust Group is the developer, with architecture by Reprtwar.

All units are reserved for households earning 30% to 80% of area median income, with a 99-year affordability period. Phase 1 delivers 203 apartments and 264 parking spaces; Phase 2 adds 125 apartments and 207 spaces, totaling 471. Completion is expected by the end of 2031.

The Naranja Lakes CRA selected Housing Trust Group and proposed transferring the 4.61-acre site for a nominal amount plus a $7 million loan. The CRA acquired the property for $12.62 million in 2025; an existing blighted retail center will be demolished. The project includes $3.3 million in lakefront and pedestrian infrastructure improvements, plus commercial space and lakefront access.

The site fronts South Dixie Highway near the South Dade Transitway, with bus rapid transit connections north to Dadeland and south to Florida City.
