801 Brickell Office Tower Lists at Over $400 Million

The office tower at 801 Brickell Avenue has been listed for sale at over $400 million, a potential Brickell record. The 28-story, 415,150-square-foot building was designed by Skidmore, Owings & Merrill and built in 1985.

Owners Monarch Alternative Capital and Tourmaline Capital Partners paid $250 million in 2023. The building is 93% leased, with 160,000 square feet signed since 2023. Offering materials estimate 40% of leases carry below-market rents. Eastdil Secured Savills is advising the sellers.

Tenants include the U.S. Securities and Exchange Commission, Mastercard, and Royal Bank of Canada. The property has 676 parking spaces, a fitness center, tenant lounge, conference facilities, a ground-floor restaurant, an outdoor garden with café service, a renovated lobby, and biophilic design features.

Previous ownership completed a capital improvement program in 2022, with Shawmut Design and Construction renovating the lobby, mezzanine, and fifth-floor amenity space. The building holds a BOMA TOBY Award for environmentally sound management, with energy consumption 38% below the national average.
