Ojala Partners has received a $48.6 million building permit for the first 322-unit phase of The Springs Redevelopment at 3100 and 3200 Hamilton Ave in Fort Worth, a planned 675-unit project.

Ojala Partners LP has received a building permit valued at $48,603,119 for an initial 322-unit phase of The Springs Redevelopment, a planned 675-unit project at 3100 and 3200 Hamilton Ave in Fort Worth. The permit, issued Jan. 21, 2026, covers a five-level, Type IIIA building with a 5.5-level precast concrete garage at 3200 Hamilton Ave. The permit applicant is Fort Worth Affordability Inc.
The project will deliver 675 units in phases, with a first phase of 350 units planned to open in 2026.

The Fort Worth City Council approved the rezoning on Nov. 19, 2024, under case ZC-24-115. The case covers the combined 8.01-acre site and rezoned it from Medium Density Multifamily, despite a recommended denial by the Zoning Commission. Daniel Smith of Ojala Partners represented the project.
The redevelopment will demolish the existing affordable apartments at The Springs and replace them with 675 new units.
