Somerset Partners has proposed Ventnor Avenue, a 300-unit, 30-story apartment tower at 2307 Rio Grande St in West Campus, totaling 466,000 square feet. Rhode Partners is the design firm of record; the owner is 2307 Rio Grande, LLC.
A TDLR filing registered October 23, 2026 lists an estimated construction cost of $97,345,948, roughly $209 per square foot. The filing describes 300 student housing units, though earlier site plan coverage cited 219. Reported height has also shifted, most recently to 400 feet from an earlier 308.
The tower includes three levels of below-grade and two levels of above-grade parking. Amenities: lobby, leasing office, fitness center, study and amenity spaces, and a pool deck. City documents indicate a SMART Housing element. The site plan case, filed August 19, 2026 under the name Ventnor Avenue, remains in review.
Construction is scheduled to start February 1, 2027, with completion projected for July 14, 2028, per the filer. The tower is planned alongside a second project, Atlantic Avenue, at 2301-2303 Rio Grande.
