440 S Church St Lobby Repositioning Under Construction in Uptown

Construction is underway on the Phase 2 lobby repositioning at 440 S Church St in Uptown Charlotte. Trinity Capital Advisors and Town Lane own the 15-story, 388,657 SF Class-A tower, with Redline Design Group as architect and Choate Construction as general contractor. Work began July 15, 2026, with completion targeted for the second quarter of 2027.

Two permits have been issued, valued at $5,729,045 and $3,819,363. The renovation covers 21,000 SF of interior space plus street-level upgrades. The budget allocates $11.5 million for lobby and amenity work and $8.5 million for spec suites.

Improvements include two reimagined lobbies with high-top work tables, a connecting lounge and parlor, a full-service café, an in-house coffee bar, and hospitality-quality lounges. The second-floor amenity level will be upgraded, conference rooms will get new AV, and 24,000 SF of spec suites is planned for floors 9 and 10. Street-level outdoor seating is also in scope.

Trinity Capital built the tower in 2009. Trinity Capital Advisors and Town Lane bought it back from Epic Investment Partners in October 2025 for roughly $75.8 million, when it was about 45 to 47 percent leased. Barings provided an $81 million floating-rate bridge loan for the acquisition and repositioning. Tenants include Driven Brands and HDR Engineering; Hasaki Grill & Sushi remains a retail tenant.
