Waterline, a mixed-use tower at 98 Red River Street, Austin, is under construction by Lincoln Property Company and Kairoi Residential, with architecture by Kohn Pedersen Fox and HKS Inc. It will include 352 residential units, a 251-room hotel, and 74 floors spanning 2.6 million sq ft.

Standing 1,025 feet tall, Waterline will reshape Austin's skyline. Amenities include a 14th-floor ballroom, a 16th-floor rooftop pool, and a 7,000-sq-ft fitness center for office tenants. Ground-floor retail, restaurants, public paseo, and landscaped outdoor spaces are planned. Completion is set for December 31, 2026.

Targeting LEED Gold certification, Waterline offers indoor and outdoor amenity decks for all occupants. The site will connect to trails and greenways, enhancing accessibility.
